In the last week, I've had two different clients email me to tell me how they'd been looking through some of the videos on my YouTube channel, and how helpful they'd been! (Nice feedback right? Thanks ladies!) One was looking for ideas to style a property she was placing on the market, the other was looking to replace the flooring for an investment property. As I replied to them and I'm sure you agree, the way you present your property does affect the value people see in it, whether you're renting or selling. So, if you too are planning to sell or update your investment, which Style or Look should you adopt to make sure you appeal to the largest audience possible, among those that will visit your property?
My first bit of advice is to search what looks work best for the area you are selling or renting in, and an easy way to do this is to ask your local real estate agent for advice, and of course visit other properties selling nearby to see 'first hand' what works and perhaps what doesn't. Above all, you don't wish to scare half your buyers away, so don't go too 'out there' with your styling. If you're wishing to appeal to the largest audience possible, a good guide is to go for a neutral palette and streamlined furniture, which always works better than eccentric choices in shapes and bold colours. Then add a few well placed items here and there to help provide a tasteful character to your property.
